Fountan Inn Real Estate

Like many other South Carolina towns, Fountain Inn's fortunes rose and fell with the textile industry. However, the completion of Interstate 385 has led to growth in the city's residential population and economic development!

Over the last two decades, Fountain Inn’s population has skyrocketed from just over 6,000 residents in 2000 to over 11,000 as of 2021. Between 2017 and 2018, Fountain Inn was the second fastest-growing city in all of South Carolina!

HISTORY
Fountain Inn was established on Christmas Eve in 1886. But before it was a town it began as a crossroads for Native Americans, then later was a stagecoach stop between Columbia and Asheville for travelers seeking its cool Piedmont springs.

The name Fountain Inn comes from an old inn with a nearby fountain that attracted stagecoach travelers. When a post office was added to the area, it took the name Fountain Inn.

The Fountain Inn Museum, located in the middle of downtown, is housed in a 2200 square ft facility built like an old train depot right next to the RR line! The Museum’s focus is on preserving the history, heritage, and culture of small-town Upcountry South Carolina by educating visitors with hands-on learning. Notable residents, Robert Quillen, a journalist and humorist & Clayton "Peg Leg" Bates, a famous one-legged tap dancer, each has an exhibit in the museum.

CITY DEVELOPMENT
Depot Street, which is located behind the main street of Fountain Inn was the first step in rejuvenating the downtown area. New streetscape, a stage for outdoor events, and a covered pavilion for the Farmers Market were added to revitalize the space. “The Center” which houses the Fountain Inn Museum, Chamber of Commerce, and Visitors Center is at the heart of this area and provides a unique value to the community. The area is used throughout the year to host different events and festivals!

The Younts Center was built in 1939 and was originally the Fountain Inn High School until 1957. The facility then served as Fountain Inn Elementary School until 1998 and later the Fountain Inn Civic Center. The Arts Foundation of Fountain Inn acquired the building and opened the doors in 2017. The Younts Center for Performing Arts has come to represent the city's reinvestment in its past; by refurbishing the old and providing a new avenue of entertainment and artistic offerings to area residents which were unavailable before.

Residents of Fountain Inn had been lobbying for the historic Woodside Mill Park to be redeveloped for years. The result is The Emmanuel Sullivan Sports Complex, a 14 acres site that is home to three baseball/softball fields, a rubberized t-ball field, a multi-purpose field, two batting cages, and a state-of-the-art, covered playground!

The new Fountain Inn High School opened its doors to incoming freshmen in August 2021! This is the first time in 64 years that Fountain Inn has hosted a high school within its city limits; this is Greenville County’s first new high school in a half-century! Along with full Athletic and Fine Art programs, FIHS is home to the Institute of Automation and Engineering, which provides students with new challenges and opportunities that go above and beyond the standard high school curriculum.

Prisma Health broke ground on a new family, internal, pediatric, and advanced care medical facility in Fountain Inn in June 2021. The health system plans to have eight providers after the building is complete in spring 2023. A temporary facility will open in the fall of 2021 on the 3.6-acre site while the 14,000-square foot permanent building is built.

A new 15-building, mixed-use facility called Fountain Walk is in the process of being developed near I-385. The project will cover more than 57 acres along North Woods Drive, the development will be home to 662 apartment units and community facilities. Several of the buildings will house businesses on the ground floor. The plan is for restaurants, salons, offices, coffee shops, fitness studios, and other similar retailers that will provide value to the surrounding area.

Many manufacturers have invested in the Fountain Inn community by building facilities and providing new jobs to the area. Two of the newest companies that have made Fountain Inn home are Gissing North America and Setterstix.

REAL ESTATE
Because of Fountain Inn’s major increase in population, the city is currently experiencing a major influx of housing developments. The city recently approved the old Woodside Mill property near downtown to be redeveloped into a mixed-use area with unique architecture and inviting gathering spaces.

Single-family and multi-family uses alike are expanding their development into the area. Over 50% of houses in Fountain Inn were built after 1990, but there are still plenty of historical homes around the downtown area!
